Why Get a Snagging Survey?
A snagging survey is a detailed inspection of a newly built property to identify any defects or unfinished works. It is important to get a snagging survey, completed prior to the handout for a newly built property to ensure that all works are completed in line with the agreed standards, and to identify any issues that may affect the value or safety of the property. The survey should be carried out before the final payment is made to the builder and should cover the internal and external areas of the property. The surveyor will inspect all aspects of the property, including structural elements, fixtures and fittings, and will note any issues they find the survey. The Client acknowledges and agrees that the information in the Survey represents our assessment of the property's condition based on the inspection's time and date.
It is the Client's responsibility to ensure that we can access the property at the agreed time. Our Surveyor, who possesses adequate experience, will strive to provide an accurate, comprehensive, and detailed report accompanied by photographs of every recorded item during the survey. During the inspection, the Surveyor will assess the workmanship and materials, ensuring they meet accepted quality standards (typically NHBC / LABC Standards) both internally and externally.
If necessary, individual warranty technical standards and Building Regulations will also be considered, with recommendations made for improvements when appropriate.
Clients are advised to seek the Surveyor's guidance regarding other warranty standards that may differ from the NHBC / LABC and how these differences may impact them.
The Surveyor will inspect the agreed building(s), internally and externally, without undertaking intrusions to the building fabric or internal finishes.
This means that the Surveyor will not disturb floor covering, structural elements or construction make-ups, furniture, personal contents or electrical fittings plugged into sockets.
If the property is occupied and furnished at the time of the inspection, access may be limited due to the presence of furniture, stored items, and personal possessions.
The Surveyor may use various pieces of equipment to carry out the survey, if it is safe to access, the roof space will be included in the inspection using a provided access hatch / ladder or telescopic ladder if this can be sited without damage to the internal finishes.
However, ladders will not be used to access surfaces higher than 3 meters above ground level, although our Drone survey option can be utilised for higher areas upon request.
Any areas requiring further inspection can be discussed and accessed by the use of our drone survey or alternative provisions such as tower scaffolds of scaffolding may be required to be erected prior to the survey date.
For roof surfaces above 3 meters, our Drone survey option can be employed, conducted from a safe place at ground level, However, there may be areas that are not visible, and as a result, we cannot provide comments or documentation regarding those areas.
VAT is not added to the above prices.
It is The Clients responsibilty to ensure that all tasks regarding the property are finished and that it is at cleaned to a standard deeming it ready for occupation before scheduling our survey.
No Operatives should be present in the property during our survey visit.
If we encounter any obstacles such as limited access or lack of cleanliness, it may hinder our ability to fully conduct our survey. In such cases, we retain the right to charge extra for additional time or visits at our regular hourly rate of £50 per hour.
Please note that the upcoming survey will solely focus on the visible and accessible elements of the building. It is crucial to understand that this survey is non-intrusive and will not involve any assessments regarding the structural integrity of the building at this point. For information regarding the construction elements, kindly collect the relevant data from your Building Control body or the Structural Engineer who designed them.
